What wears a Texas roof out
- Heat: long summers bake asphalt shingles and dry out the oils that keep them flexible
- Hail: every storm knocks off protective granules, even when it doesn't cause a leak
- Wind: strong gusts lift and crease shingles, breaking the seal strips that hold them down
- Temperature swings: freezing nights and warm days expand and contract roofing materials
- Poor ventilation: a hot attic cooks the shingles from underneath
Typical lifespans
Basic three-tab asphalt shingles often last something like 12 to 20 years here. Architectural (dimensional) shingles, the most common choice today, often last longer, commonly in the 18 to 25 year range with good installation and ventilation. Metal and tile roofs can last much longer. Hail history can shorten any of these.
Warranty years aren't lifespan
A 50-year shingle warranty describes the manufacturer's material coverage, usually with conditions and proration. It isn't a promise the roof will last 50 years in Texas weather. Installation quality and ventilation matter just as much as the shingle.
