Leak response: what we do first

Call us or send the form with "Repair or leak" selected. Tell us where water is showing inside and whether it's coming in now. We respond within one business day, and we treat an active leak over an occupied space as urgent.

On site, the work goes in three steps:

  • Find: water travels before it drips, so the stain is rarely under the hole. We trace it on the roof, at flashings, seams, drains and rooftop units
  • Stop: a temporary or permanent repair, depending on the weather and what we find, to stop the water that day when conditions allow
  • Document: photos of the cause and the repair, and a short written report, so you have a record for the owner, the tenant and your files

Common commercial roof repairs

Most leaks come from the same handful of places. We repair them on every roof system, using materials made for that system:

  • Seams and laps that have opened
  • Flashing at walls, parapets and curbs that has pulled loose or cracked
  • Penetrations: pipes, conduit, vents and the supports for rooftop units
  • Drains, scuppers and gutters that are clogged or have failed seals
  • Ponding water, corrected with drainage work or tapered insulation
  • Punctures from service work, dropped tools and hail
  • Loose or backed-out fasteners on metal roofs

Why quick patches fail

A bucket of roof cement fixes almost nothing for long. Asphalt mastic doesn't bond to TPO, PVC or EPDM, it cracks in the sun, and it makes a correct repair harder later. A lasting repair uses the membrane's own materials: a welded patch on TPO and PVC, primer and tape on EPDM, compatible plies on modified bitumen. If a repair we make is temporary because of weather, we say so, and we come back to make it permanent.

Maintenance plans

Most roof leaks are predictable, and most warranties require the owner to maintain the roof. A maintenance plan puts that on a schedule. Each plan is built for the property and includes:

  • Spring and fall inspections, so the roof is checked before and after storm season
  • Clearing debris from the roof, drains, scuppers and gutters
  • Minor repairs handled during the visit: small punctures, open seams, sealant at penetrations
  • A written report with photos after each visit, including anything that needs a larger repair and its priority
  • Priority response for plan members when a leak does happen

How plans are priced

Plans are quoted per property, because a small retail roof and a multi-building industrial park don't need the same visit. We look at the roof size, the system, its age and condition, how many units and penetrations it has, and how easy it is to reach. You get a written quote that lists what's included.

Repair, restore or replace?

When repairs are becoming frequent, it's fair to ask whether the money would be better spent another way. We give you the options in writing: continued repairs, a restoration coating if the roof qualifies, or replacement, with the cost and the expected life of each. Then you decide.

Yes. We repair every common commercial roof system. If the roof is under another contractor's or a manufacturer's warranty, tell us first: some warranties require their own process for repairs.

Yes. Every repair and every maintenance visit ends with a written report and photos of what we found and what we did.
