Where metal fits

Metal roofs cover warehouses, industrial and agricultural buildings, churches, retail and offices, on slopes from nearly flat to steep. Steel panels with a factory finish reflect heat, shed water quickly and don't burn. A well-built metal roof can last 40 years or more, which often makes it the lowest-cost roof over the life of a building even though it costs more up front.

Standing seam vs R-panel

The two main panel types solve different problems:

  • Standing seam: panels join at raised seams, and the fasteners are hidden under them. Clips let the panels expand and contract with temperature, so there are no exposed screws to back out or leak. It's the premium choice for buildings the owner plans to keep
  • R-panel (and PBR panel): wide ribbed panels screwed through the face into the structure. It costs less and installs fast, which is why it's on most warehouses and metal buildings. Its thousands of exposed fasteners and their rubber washers are the maintenance item: they loosen and dry out over the years
  • Gauge and finish: thicker steel resists hail and foot traffic better, and a quality paint finish holds its color and reflectivity longer. We price these as alternates

Retrofit options for an aging metal roof

An old metal roof that leaks at its fasteners and seams doesn't always need to be torn off. Depending on the structure and the panels, the options are:

  • Repair and re-fasten: replace failed fasteners with oversized ones, seal seams and penetrations, and treat rust
  • Coating system: after repairs, a fluid-applied coating seals fasteners and seams and restores reflectivity
  • Single-ply recover: insulation is fitted between the ribs and a TPO or PVC membrane is installed over the top, which adds insulation and a new watertight surface
  • Metal-over-metal retrofit: a new standing seam roof is installed on a framing system over the old panels, with the building open for business underneath
  • Full replacement, when the panels or the structure are too far gone

Pros and trade-offs

Metal's strengths are lifespan, fire resistance and low upkeep. The trade-offs are a higher first cost for standing seam, noise in rain on buildings without insulation below the panels, and hail. Large hail can dent metal without making it leak. Many commercial policies treat cosmetic denting differently from damage that affects function, so it's worth reading your policy before a storm, not after.

Lifespan and warranty

Standing seam roofs commonly last 40 years or more. R-panel roofs last decades too, with fastener maintenance along the way. Panel manufacturers offer finish warranties and, on some systems, weathertightness warranties with their own requirements.

Our own workmanship on commercial roofs is covered by a 20-year workmanship warranty, in writing. The manufacturer's warranty on the materials is separate, and we register it for you at closeout.

Metal roof repair and maintenance

Most metal roof leaks trace to fasteners, end laps, flashing at walls and curbs, skylights and gutters, not to the panels themselves. We find the actual entry point, which is often uphill from the stain inside, repair it with the right fasteners and sealants, and document it with photos. A yearly inspection that tightens and replaces fasteners is cheap protection for an exposed-fastener roof.

FAQ

Common questions

How long does a commercial metal roof last?

Standing seam commonly lasts 40 years or more. R-panel lasts for decades as well, but its exposed fasteners need periodic tightening and replacement to stay watertight.

Can you fix a leaking metal roof without replacing it?

Usually. Most leaks are at fasteners, laps and flashings, and those are repairable. When leaks are widespread, a coating system or a retrofit over the existing panels is often a better value than tearing the roof off.

What is a metal roof retrofit?

A new roof installed over the old metal one. It can be a single-ply membrane over insulation fitted between the ribs, or a new standing seam roof on a framing system. The building usually stays open during the work.

Does hail ruin a metal roof?

Large hail can dent panels. Dents alone don't always cause leaks, but hail can also damage seams, coatings, flashings and skylights. After a major storm, a documented inspection tells you what was actually affected. How your policy treats cosmetic damage is between you and your insurer.

Standing seam or R-panel: which should we choose?

If you'll own the building for a long time and want the least maintenance, standing seam. If first cost matters most and you're comfortable with fastener maintenance, R-panel. We price both when both make sense.
