Apartment communities, townhome HOAs, churches and offices with pitched roofs need a roofer who can run a shingle project at commercial scale: building by building, around the people who live and work there.
Not every commercial roof is flat. Garden-style apartments, townhome and condo associations, churches, daycare centers, medical offices and retail buildings with pitched roofs are usually covered in architectural asphalt shingles, the same family of products used on houses.
The materials are familiar. The project is not. A multifamily re-roof means dozens of buildings, hundreds of residents, parking lots full of cars, and a property manager who needs to know what happens each day. That's the difference between residential roofing and commercial shingle work.
How we run a multi-building project

Shingle options for North Texas
For DFW properties we recommend impact-rated architectural shingles. A Class 3 or Class 4 impact rating means the shingle passed a standardized test with steel balls dropped to simulate hail. No shingle is hail-proof, but impact-rated products hold up better, and some insurers offer premium credits for them. Ask your carrier what applies to your policy.
A complete roof system matters as much as the shingle: synthetic underlayment, ice-and-water barrier in valleys and at penetrations, starter and ridge products made for the shingle, new flashing and drip edge, and attic ventilation that meets the manufacturer's requirements.
Pros and trade-offs
Shingles are the most cost-effective steep-slope roof, they come in colors that satisfy most boards and design guidelines, and repairs are simple. They also have a shorter life than metal, and North Texas hail is hard on them. For a property the owner will hold for decades, we can price standing seam metal as an alternate on the same proposal.
Lifespan and warranty
Architectural shingles in North Texas commonly last 15 to 25 years. Hail, heat and ventilation affect that more than the label on the bundle. Manufacturers offer limited warranties on the shingles, with enhanced warranties available on some full systems under their own requirements.
Our own workmanship on commercial roofs is covered by a 20-year workmanship warranty, in writing. The manufacturer's warranty on the materials is separate, and we register it for you at closeout.
Repair and maintenance
For communities that aren't ready for a full re-roof, we handle wind-damaged and missing shingles, leaks at flashings and pipe boots, and repairs after a storm. Property managers can also put pitched-roof buildings on a maintenance plan, with scheduled inspections and a photo report for the board or the owner.
