FAQ

Questions owners and managers ask

How long does a commercial roof last?

It depends on the system and how it's maintained. As typical ranges: TPO, PVC and EPDM commonly last 20 to 30 years, modified bitumen 15 to 25, built-up roofs 20 to 30, shingles 15 to 25 in North Texas, and standing seam metal 40 years or more. A coating system commonly adds 10 to 20 years to a sound roof.

Should we repair, restore or replace our roof?

Repair when the problems are isolated and the roof has life left. Restore with a coating when the roof is aging but dry and sound underneath. Replace when insulation is wet, damage is widespread or repairs keep coming back. We inspect, test where needed, and give you the options with prices in writing.

Can the work happen while our building is open?

Yes. We phase the work, schedule noisy or smelly tasks around your hours where possible, keep entrances and parking safe, and leave the roof watertight every night.

What's in a roof maintenance plan?

Spring and fall inspections, clearing debris and drains, minor repairs during the visit, a written report with photos after each visit, and priority response if a leak happens. Plans are quoted per property.

Can you provide a certificate of insurance and lien waivers?

Yes. We send a certificate of insurance on request before work starts, and provide lien waivers with payments and at closeout, along with warranty documents for your files.

How do storm claims work for commercial properties?

In general, you report the loss to your insurer, the insurer sends an adjuster, and the insurer decides what your policy covers. We document the damage with a photo report and can meet your adjuster on the roof at your request. You file the claim and make every decision with your insurer. We're roofers, not adjusters, so we can't interpret your policy.

How long does a commercial roofing project take?

It depends on the roof's size, the system, the weather and how the work has to be phased around your operations. Your proposal includes a schedule, so you know the plan before work starts.

How are your proposals priced?

From an inspection and measurements of your actual roof, not a rough per-square-foot guess. The proposal lists the scope layer by layer, with alternates (for example a thicker membrane or a coating instead of replacement) priced separately so you can compare.
