Not every roof problem needs a new roof, and not every repair is money well spent. These six questions help you decide, and they're the same ones we walk through with homeowners after an inspection.

1. How old is the roof?

In the North Texas sun and hail, many asphalt roofs are nearing the end of their useful life somewhere around 15 to 20 years. Repairs make the most sense on younger roofs. On an older roof, a repair may just buy time until the next problem.

2. Is the damage in one spot or everywhere?

A lifted section from wind or a failed pipe boot is a classic repair. Hail bruising across several slopes is usually a replacement conversation.

3. Is this the first leak or the fifth?

One leak with a clear cause is a repair. Leaks that keep showing up in different places usually point to a roof that's failing as a system.

4. What's under the shingles?

Soft or rotted decking, or water damage in the attic, can turn a small repair into a bigger job. A good inspection checks the attic where it can.

5. Can the shingles be matched?

Older shingle styles and colors get discontinued. A repair with a visible mismatch may bother you, and may matter when you sell.

6. How long will you stay in the house?

If you plan to stay for years, a new roof built to last can be the better value. If you're selling soon, a solid repair may be enough. Buyers and their inspectors will look at the roof either way.
